Bladon Sears offer two different levels of service:

Introduction of Tenant 7% plus VAT of 1 year's rental

1. Valuation of property for rental

2. Discuss any suggested works that would enhance property

3. Advice on legal requirements for rental properties

4. Marketing the property at the optimum rental value

5. Feature property on internet

6. Arrange viewings and where possible accompany all Tenants

7. Obtain all relevant references

8. Collect the first month's rent and dilapidation deposit

9. Draw up Tenancy Agreement

Our fee shall be deducted from the rental received and the balance forwarded to you along with the deposit.  

Upon renewal of tenancy: 5% plus VAT for year 2 and any period that the tenancy is renewed thereafter

1. Liaise with tenant to see if they wish to renew

2. Liaise with landlord to see if they are happy for tenant to renew

3. Re-evaluate current market value and re-negotiate rent and apply increase if appropriate

4. Draw up fresh Tenancy Agreement and supporting documentation


Full Management                                                                         

12% plus VAT of 1 year's rental

This service includes above, but in addition we:

1.  Carry out regular inspections of the property

2.  Following an inspection, report back to the Landlord

3.  Deal with all maintenance problems during the Tenancy

4.  Hold a "repair fund" on behalf of the Landlord

5.  Register the tenant with utility companies, council tax & water rates

6.  Forward copies of all maintenance invoices

7.  Upon request, deduct additional outgoings i.e. service charges, final bills etc from the rental income

8.  Collect rent from tenant and pass to Landlord

9.  Lodge Dilapidations Deposit with Deposit Protection Service

The fee for our Management Service is at a rate of 12% plus VAT of the rental for the period shown on the Tenancy Agreement.  This amount shall be deducted from the rental received and the balance forwarded to you along with the deposit.   

Upon renewal of the tenancy our management commission charge shall be 10% plus VAT for year 2 and any period that the tenancy is renewed thereafter
