Fees

Bladon Sears offer two different levels of service for rental:

 

Level 1 - Introduction of Tenant

Commission – 7% plus VAT of the first year’s rental. Should the tenancy continue after the fixed term whether a new Tenancy Agreement or on a statutory periodic basis, our fee shall reduce to 5% plus VAT for the duration of the tenancy

  • Valuation of property for rental . Discuss any suggested works that would enhance property .
  • Advise on legal requirements for rental properties .
  • Marketing the property at the optimum rental value .
  • Feature property on internet .
  • Arrange viewings and where possible accompany all Tenants .
  • Obtain all relevant references .
  • Arrange Right to Rent check as per the Immigration Act .
  • Prepare Assured Shorthold Tenancy Agreement and associated documents .
  • If requested, arrange Rent Guarantee Insurance on behalf of the landlord

 

Continuation of Tenancy after Year 1:

  • Liaise with tenant to see if they wish to continue the tenancy .
  • Liaise with landlord to see if they are happy for tenant to continue .
  • Re-evaluate current market value, re-negotiate rent & apply increase if applicable .
  • Ensure any relevant legal documentation in place including Right to Rent

 

Level 2 - Full Management:

Commission – 10% plus VAT of the first year’s rental. Should the tenancy continue after the first year either by the issue of a new Tenancy Agreement or on a statutory periodic basis our fee shall continue at 10% + VAT for the duration of the tenancy

 
This service includes the above points but in addition we:

  • Carry out regular inspections of the property .
  • Following an inspection report back to the Landlord .
  • Deal with all essential repairs during the tenancy .
  • Hold a repair fund on behalf of the landlord .
  • Register the tenant with utility companies, council tax & water rates .
  • Forward copies of all repair invoices .
  • Upon request, deduct additional outgoings i.e. service charges, final bills etc from the rental income .
  • Collect rent and pass to Landlord .
  • Lodge Dilapidations Deposit with Deposit Protection Service .
  • Update Landlords of current and new legislation .
  • Prepare rental income & expenditure accounts and to meet legal obligations if requested by HMRC, submit rental income figures


Refurbishment of Property:

Commission – 10% plus VAT of the total cost of such works  

Should you wish Bladon Sears to organise refurbishment works at a property our fee shall be 10% plus VAT of the total cost of such works. Our normal Management service covers essential repairs to the property and is not inclusive of undertaking refurbishment
 

 Tenant Fees Act 1st June 2019

  • The above Act prohibits Landlords/Agents requesting that the Tenant/Guarantor make certain payments in connection with a tenancy.
  • It shall, therefore, be mandatory for the Landlord to be responsible for the cost of:
  •  Tenant/Guarantor referencing/credit checks – should the Landlord wish the Tenant/Guarantor to be fully referenced and credit checked, the cost to the Landlord for this will be £75 inc VAT per Tenant/Guarantor over the age of 18.
  • Subject to satisfactory referencing, Bladon Sears may arrange on behalf of the Landlord, a rent protection policy via FCC Paragon (full details upon request) .
  • Should the Landlord wish to appoint a professional inventory company to carry out a check-in inventory and at the end of the tenancy a professional check-out inventory, it shall be the Landlord’s responsibility to bear the cost of both
  • It shall not be possible for a Landlord to request that the property is professionally cleaned at the end of the tenancy – if professionally cleaned by the Landlord upon commencement of the tenancy, the Landlord can only request that the property be cleaned to a “professional” standard when the Tenant vacates.


Data Protection

We require to process and retain certain personal information that you have provided to us. From time to time we may pass any or all of that personal information on to third parties (i.e. tradespersons) who may carry out specific work on our behalf for processing. Full details of the personal information we hold, why we hold that information, how long it is held for and with whom that information is shared are set out in the Fair Processing Notice which shall be provided to you. In the event that we require your consent to process and retain any of your personal information we shall seek your written permission to do so separately.

In terms of the General Data Protection Regulation 2016/6769 (hereinafter called the GDPR) you are entitled to request and inspect personal information of yours that we hold. Should you wish to inspect any of your personal information that we hold, you have the right to request sight of this data, provided it is done in writing and detail the specific information that you are seeking. We will provide you with a copy of any personal information held (which constitutes “Personal Data” in terms of GDPR) within one month of receipt of your written request.

Electrical Safety Certificate & Landlord Gas Safety Certificate

As of 1 st April 2021 it is a legal requirement that prior to a tenancy commencing the property holds an Electrical Safety Certificate together with Landlord Gas Safety Certificate (if gas supplied to the property). We are able to put you in touch with both qualified electricians and gas engineers should you require their services.

Carbon Monoxide Alarm

As of the 1st October 2022 it is a legal requirement that all rental properties with gas boilers/fires have a carbon monoxide alarm fitted
